How a Home Value Opinion Comes Together (and Why You Should Understand Yours)

November 04, 2026•3 min read

If you've ever typed your address into a website and watched a number pop up, you know the feeling. Part curiosity, part worry. Is that right? Is it high? Is it low? And what am I supposed to do with it?

Here's what I want you to know: a number on a screen is a starting point at best. It isn't the opinion of someone who has walked through your home, looked at your street, and studied what buyers in Leduc and the Greater Edmonton area are choosing between right now.

So let me walk you through how a home value opinion actually comes together when I build one.

Step 1: What online estimates can't see

Online estimates work from public records and broad patterns. That's useful for a rough idea. But they can't see:

  • Your updates. The kitchen you redid, the newer windows, the basement you finished. Or the things that still need attention.

  • Your lot. Backing onto green space, a pie-shaped yard, a corner lot, a busy road behind the fence. These change how buyers feel when they pull up.

  • Your street. Two homes a few blocks apart can sit in very different spots in a buyer's mind.

These are the details that make your home your home. They matter to buyers, so they have to matter to the number.

Step 2: What sold, and why those homes

Next, I look at homes that have recently sold that are truly comparable to yours. Not just the same neighbourhood, but similar size, age, style and condition.

I'll tell you which homes I chose and why. If a sale doesn't fit, I'll tell you why I left it out.

Step 3: What's competing with you right now

Sold homes tell us what buyers did. Active listings tell us what buyers are looking at today. If you listed tomorrow, these are the homes a buyer would tour on the same Saturday as yours.

How many are there? How do they compare? What are they asking, and how long have they been sitting? This is the part a lot of sellers never get shown, and it's often the part that explains the most.

Step 4: Putting it together so you understand it

The last step isn't math. It's a conversation. I want you to leave knowing how the number was built, what could move it up, and what could move it down.

Because here's the truth: a number you understand is a number you can plan around. You can decide on timing. You can decide whether an update is worth doing first. You can talk it through with your family with confidence instead of guesswork.
