Value-First Buyer Showings: How I Show Fewer Homes and Earn More Trust
I'm Tarah Frig, a REALTOR® with eXp Realty and the team leader of Masterful Moves Realty Group, serving the Edmonton region. I was recently named eXp University Instructor of the Year 2026, and the thing I find myself teaching most is simple: how to run a buyer showing that actually helps the buyer.
This is the system I use every time I show a home.
The problem with the ten-house Saturday
A lot of agents know this day by heart.
Eight, nine, ten houses. One lockbox after another.
The same question at every door. "What do you think?" "I don't know. What do you think?"
The day ends. They say they'll talk about it tonight. And then nothing.
Same weekend. Same energy. Same feeling that you're a tour guide with a lockbox code.
The issue isn't effort. It's that the showing was built as a tour. A tour leaves buyers to sort through everything on their own, and by the end of a long day, the homes start to blur together.
What is a value-first showing?
A value-first showing treats every visit as proof, not a tour.
Proof that I see what they'd miss.
Proof that I came prepared.
Proof that they're not doing this alone.
Here's how I build it.
Step 1: Set up the MLS search before the first showing
Their MLS search goes live before our first showing. By the time we're at the first house, they've already been looking at what's out there, and I already know what they're drawn to.
Step 2: Book the tour, know every house, and guide buyers through each one
I book the tour. Before my buyers arrive, I already know every house on it. Then I guide them through each one.
Step 3: Bring two folders to every showing
I bring two folders. Every time.
The buyer's folder holds the homes we're seeing today, room for their notes, and a 1 to 10 rating for every house.
My folder holds my private notes: the details they can't get anywhere else. That's the folder that lets me point out what they'd walk right past.
Step 4: Show 3 to 5 homes per tour, no more
Three to five homes a tour. Past that, you're not building trust. You're building fatigue.
Step 5: Rate every home from 1 to 10 the minute you walk out
We rate every house as soon as we step outside. The number tells me where their heart actually is, and it gives us something real to talk about instead of "I don't know, what do you think?"
Step 6: Be ready to write the same day
I'm always ready to write. If it's the one, we move that day.
Not more showings. Better showings.
What to do when a buyer goes quiet
Some buyers go quiet. That's normal, and it isn't the end of the relationship.
I don't write them off. I keep sending listings that actually fit. No pressure. No guilt. Just "this one made me think of you."
That's what I call Follow-Through. It isn't a task on a list. It's a real person still paying attention.
Does a value-first showing system actually work?
It's a fair question. My honest answer: the proof isn't in the showing. It's in what happens after.
Some of the buyers who went quiet came back years later. Ready. And they called the agent who never stopped showing up.
A value-first showing isn't just about the closing. It's about being remembered. The goal was never one deal. It's being the agent buyers send their friends to, for the transaction and for life.
Why I teach this
In 2023 I was a Top 50 agent with eXp Realty Canada. Now I get to teach what I actually do.
Not theory. Not a script. The thing I do every time I show a home.
